What does the DMV mean for property management coverage?
The DMV is the Washington metropolitan area: the District of Columbia, Northern Virginia and Suburban Maryland. ODM Management operates commercial assets in all three, which matters because each has its own building code, energy-benchmarking regime, permitting process and licensing requirements.
Do you manage assets in both Virginia and Maryland from one team?
Yes. Reporting, accounting and lease administration are centralized, while regional managers, engineers and vendors are assigned by jurisdiction so inspections, permits and emergencies are handled by people who work in that county daily.
How far outside the core do you go?
We regularly operate from Leesburg and Manassas through the Beltway to the BW Parkway corridor and Anne Arundel edge. Assets outside that ring are considered case by case based on whether we can staff them properly.
Can you handle DC BEPS and Maryland BEPS compliance?
Yes. We benchmark in ENERGY STAR Portfolio Manager, track each property's compliance cycle and target, and phase efficiency and equipment measures into the capital plan ahead of the compliance deadline rather than after a penalty notice.
