What types of commercial property does ODM Management manage?

Office and Class A buildings, flex and industrial parks, neighborhood and strip retail centers, medical office, mixed-use with ground-floor retail, and single-tenant net-leased assets across Washington DC, Northern Virginia and Suburban Maryland.

How is commercial management priced?

Typically a percentage of collected gross revenue with a monthly minimum, scaled to asset type, square footage, tenant count and scope. Leasing, construction management and project oversight are quoted separately and disclosed in writing before engagement.

Do you handle CAM reconciliations and escalations?

Yes. We build the annual operating budget, bill monthly estimates, track recoverable versus non-recoverable expense by lease, and deliver a documented year-end CAM reconciliation package that stands up to tenant audit.

Can you manage a single building or a small portfolio?

Yes. We manage single-asset owners as well as multi-property portfolios, including assets acquired through 1031 exchanges or inherited ownership structures.

How do you handle emergencies after hours?

A 24/7 dispatch line routes life-safety, water intrusion, HVAC failure and access events to on-call engineering, with the owner notified and a written incident record posted the next business day.
