Repairs, vendors and approvals

Who pays for building repairs — owner or tenant?

It follows the lease. Under NNN and modified gross structures, most operating repairs are recoverable through CAM; tenant-caused damage and inside-the-premises obligations are billed directly to the tenant. We code every invoice as recoverable, non-recoverable or capital when it is entered.

What qualifies as an emergency?

Anything affecting life safety, building security or continued occupancy — fire alarm activation, active water intrusion, gas odor, power or elevator failure, sewage backup, or loss of heat or cooling in occupied space. These dispatch immediately and the owner is notified same day.

Do you use in-house staff or contractors?

A mix, sized to the asset. Larger office buildings warrant assigned engineering coverage; flex, retail and smaller assets are served by contracted trades under negotiated pricing and response-time commitments.

How is deferred maintenance handled at takeover?

The transition inspection produces a prioritized deferred-maintenance list with cost ranges, split into immediate life-safety items, twelve-month operating work and multi-year capital planning.
